Bowler explains that while Capital Prudential could have created a much higher and more populated apartment development, the team preferred to keep the project exclusive and complementary to the streetscape.

“So, the team hasn’t taken this responsibility lightly,” says Bowler.

Paul Ryan, senior economist, REA Group, says the suburb of Rose Park is popular as it’s on the fringe of the Adelaide CBD, offers good transport links, and boasts plenty of green space.

He points out that it is among a group of Adelaide suburbs recording strong and consistent price growth.

“We’re seeing prices increase across Adelaide,” he says.

Bowler says Rose Park offers the perfect balance of accessibility and tranquillity, with the CBD just a 15-minute walk away, and the cosmopolitan shopping of Norwood Parade just a 10-minute walk away.

“From the end of Watson Avenue, you can look straight through to the CBD and across Victoria Park.

Within Rose Park itself, there’s an abundance of boutique shops, cafes, and some restaurants,” he adds.

 

“Rose Park Apartments are located on the corner of two very quiet streets, Watson Avenue and Victoria Terrace, and to be able to buy an apartment in arguably the tightest held suburb in South Australia on a quietside street is really rare,” he says.

The combination of a premium, boutique project and limited opportunity for downsizers in the local area saw almost 50% of Rose Park Apartments get snapped up in the presale offer.

Bowler says buyers so far have been “hyper-local” and have been very enthusiastic about the chance to stay in their coveted area.
